Quieting title gets rid of any skeletons that “haunt” a property’s chain of title. It is a lawsuit that ends in a court order that certifies no other party
has any claims or redemption rights the subject property. You don’t get a warranty deed from the court; you already own the property so there
is no deed. But, the result is the same thing as if you had received a warranty deed at a normal settlement.
After the court order you can get title insurance on the property as normal. That means you can get a mortgage on the property, as well you can
sell it for the full market value. You no longer have any claims on the property. No matter what marketing you might have seen, you cannot get

There are few ways to quiet title through the courts. Two of them are pretty quick, easy and cheap.
If you want clear title yourself, have a local title company who will underwrite the title policy tell you who you need to clear and get a quit claim
against those people or entities.
Quitclaim deeds are easy to prepare. Sometimes you need to hire a skip trace to find people. I usually offer to pay someone for their time
meeting me to sign the deed, up to few hundred dollars for their time, depending in their level of claim, That lets me through some money in
front of them, but it does not make it seem like they are doing any important or valuable. If they thought that, they might want more money.
I just act like it’s a very routine paperwork thing the lawyers are making me do. “No big deal.” JUST EXTINGUISH YOU CLAIM PLEASE!
You can hire an attorney to do a quiet title action through the courts and have a judge certify clear title, like we stated above.
Or you can hire a company to certify clear title and they have title insurance companies who will right title once the company certifies that you
have clear title and no reason to believe any claims are pending.
