In order for a lead to meet our lending standards, We need the following:
1. We specialize real estate investor loans for 1-4 family units (we can do more units on a per-case basis).
2. We do interest-only fix-n-flip/fix-n-hold loans as well as cash out refis.
3. Generally we require that the buyer have 1/3 of the purchase price in cash-reserves (no bitcoin or digital currency allowed but we do allow 401k and cash taken out of another refinanced property).
4. At least one real estate exit in the past year (e.g., one fix-n-flip or fix-n-hold done). We will take real estate investors with no experience, but the fico score and cash reserves will need to be higher and the interest rate will also be higher.
5. Generally we like to see a 660 FICO and above with no open bankruptcies and no foreclosures.
6. We do not do any land deals and no mobile home deals.
7. We will do new construction and development deals but the client must be very experienced and must have a successful track record over the past 36 months.
